Low pressure at one fixture. If only one faucet or shower has weak flow, the issue is usually a clogged aerator or a worn cartridge. If pressure is low everywhere, the pressure-reducing valve at the main is more likely the culprit. PRVs typically last 10-15 years, and most Valley homes built before 2010 are due.

A water heater that won't hold temperature. Tank water heaters fail gradually, then suddenly. If you're getting cold showers earlier in the morning, or if you see rust at the base of the tank, plan a replacement before it fails.

A pressure-reducing valve replacement is around $395-$675 depending on access. Garbage disposal swaps run $195-$395 plus the unit.
